How does Flatio's no-deposit policy work, and why are there some listings requiring a refundable deposit? Find out below!

At Flatio, we strive to be as fair and transparent as possible. That's why when you fill in the "Move-in" and "Move-out" fields in the booking request box within a listing detail, you'll see a full list of all fees and rental prices, including their payment dates. This way, you won't end up being unpleasantly surprised later on.

Please note that:

  • The only fee you pay for renting accommodation through Flatio is a one-time service fee, for which you can also see the actual amount before proceeding with your booking request. To see why it's paid, how it's calculated, and what you get in exchange, please visit this article.
  • We have a deposit-free policy, guiding landlords not to collect deposits unless it's legally required.
    (Flatio landlords cannot require a security deposit for stays of less than 180 days (6 months). However, exceptions are made in certain regions of some countries, such as in Spain, where local laws require landlords to collect a security deposit, regardless of the length of stay. In such cases, a deposit can be charged even for short-term stays.)
  • The rental prices are final and include all utilities as well as the internet connection provided in all Flatio properties.
  • Only in rare and very specific cases do we allow the landlords to charge an extra fee that might unnecessarily increase your expenses if it was included in the price. An example of this is a parking fee, which applies to you only if you want to use the available parking space. However, the landlords must always state any charge like this in the listing description so you are informed of this before you make a booking - if it's not there, you are not obligated to pay anything extra.

With Flatio, you can expect no hidden fees, and that will never change.
