Can I hand over my property to the tenant sooner or later than was stated in the rental agreement?

Wish to make any date changes within the lease? No problem! Below, you can find out all about the options for managing this adjustment.

Yes, an earlier or later handover is possible. However, please note that when you approved the original reservation request, a lease agreement with that request’s details was created, including an exact breakdown of the rental payments for the originally approved period. When you agree with the tenant to hand over the property on a different date, it may also affect the rental amounts.

  • If the tenant moves in earlier than the original date, then they may owe you more money.
  • If the tenant moves in later, you may need to pay them back for the overpayment.

In order to avoid any misunderstandings and to ensure that everyone complies with what has been agreed upon, it's important to record the changes in the lease agreement. There are two ways to change or update the lease agreement:

1. Creating an amendment to the lease

The first option is to create a general amendment to the lease, which you can do via the My Rentals app.

In the amendment, you need to state on what date the tenant will actually move in. If you and the tenant agreed that the underpayment/overpayment caused by the change should be settled, it's also necessary to state how the underpayment/overpayment will be handled.

Amendment example: Landlord and Tenant have agreed that the date of the beginning of the lease in the Lease Agreement nr. XXXXXXXX will change from DD.MM.YYYY to DD.MM.YYYY. Tenant is obligated to pay an additional xxx € for the extra xxx nights. This amount must be paid by DD.MM.YYYY via Flatio.

Once you create the general amendment, it will appear in the tenant's profile and they'll need to sign it so it becomes valid.

IMPORTANT: Since this is a general amendment, the payments are not changed automatically. Therefore, if the amendment states the agreed payment change, you need to contact our Customer Care team once the tenant signs the amendment so we can edit the payments manually.

2. Editing the lease agreement

Another option is to edit the lease agreement directly, which can be done only by the Flatio Customer Care team. To proceed this way, we will need proof of the agreement on the adjustment, i.e. either:

  • a screenshot of your communication with the tenant, where the date change and the tenant's consent are clearly stated, or
  • a general amendment mentioning the date change, which is already signed by the tenant.

Once you have one of these, please send the request for the lease edit to [email protected], and attach the chosen proof. Our support team will then cancel the lease's signature and modify the lease agreement according to the agreed terms, after which the tenant will have to re-sign the lease with the authorization code.
