Teresa and her partner Andre are the worst hosts ever. I've never experienced anything like this in my entire life. I read other reviews and I don't understand how come is that possible.
In July I rented the apartment for 1 year starting from 11 September. I was able to come only at September 14th and I warned Andre more than a month before that. However, when I called Andre from the airport after the aircraft has landed, he said the apartment is not ready and I should spend 1 day in a hotel. Imaging hearing this when you just landed after 10h flight with wife and 9months old baby and no one told you anything beforehand + I paid for all the days from 11th to 14th..
The apartment advertisement has 'garage included'. however, Andre tried to charge me for that. I contacted Flatio support but Andre just told me face to face that he doesn't care.
Then, suddenly, it turned out that I am breaking rules. The cleaning ladies made photos of the apartment when I was gone with baby's toys over the floor, 2 dirty plates on the table and 1 folded diaper on the floor. Turned out that's against rules and they cancelled my contract. As I have a small baby, it was very uncomfortable to me to look for a new apartment so I said I'll follow their rules but they didn't listen.
I know at least 3 more cases when Teresa and Andre were trying to cut the corners cancelling the contracts of the tenants under ridiculous reasoning.

As for the apartment, the bed is too small for 2 adults. It's the cheapest bed I've slept on. It's 110cm width and ~185cm length. The couch is so small and uncomfortable that you can't even watch the tv while sitting on that thing. This is a corner flat and the neighboring building is pretty close. Some guys are listening unbearable techno music there literally every day (at least not at night).

A few good things like location and space mean nothing comparing to the flaws and personal experience.

Great location but feel I have to be transparent about my stay. The landlord was staying in the property while I was there, along with his child and dog a few days. This isn't what I expected, and lost a few nights' sleep as a result of being a light sleeper.

I also ended up moving out early and losing €400+ after being assured by the landlord (not B Maria M.) that it would be filled quickly and I could therefore get a partial refund.

I also advise against using Flatio as their communication and service were terrible.

We had a situation in the apartment, the sink faucet was old and stop working flooding the bathroom, Andrea took care of it, but it wasn't really confortable to be there while it happened.

Definitely check functionality of all items when first entering residence. Owner / reps don't check in between guests and conflicts can arise if everything isn't recorded at the moment of move in. I made that mistake here being overwhelmed with a sick infant and visiting mother, and it lead to tensions at move out when a lamp that was never functional was attributed to my stay. Live and learn!

We do check the functionality of all the equipment after every tenant leaves and we do have to query at times. All we did do was query and check with the tenant and she wasn't made to pay anything, we were just checking with her. 99% of times all is left in order, so this is rather the exception than the rule.

The place was well located and had all the amenities. We arrived to a place that you could tell hadn’t been cleaned for a while (dust and cobwebs in many places) but overall we were satisfied with the experience.

Though during our stay we were satisfied with communication with our landlady, after checkout we were met with abuse for allegedly living in squalor and being dirty people according to photos of incredibly minor smudges from cleaning products. We raised no issues when arriving ourselves to a place that appeared not to have been thoroughly cleaned with dust, cobwebs, less than clean baking trays, and black mould in the washing machine, so we sorted these problems ourselves. The landlady’s abuse after checkout from a long stay, in an apparent attempt to extort a €50 cleaning fee from us, was unacceptable and I would encourage anyone to think very carefully about renting here. It appears from reading other reviews this is not the first time this has happened to tenants here. Be prepared to take photos of everything on arrival and before departure, and otherwise deal with a less than understanding landlady.

For the price, we expected a bit more. There’s no microwave or blender. We received a fan in one room but not the other (the landlord later fixed this after we requested one), and there were only 6 hangers in the closet (also fixed when requested). The towels were old and had holes on them. Worst of all, there were little bugs (looked like tiny cockroaches) everywhere (ceiling, floor, and inside the bed covers). There were also tons of silverfish in the bathroom. The worst part was that the communication with the landlord was not good. When a window broke during a rainy afternoon, he took 5 days to repair it, and there were glass chards hanging making it impossible to open the window the entire time. It was very HOT that week,, and we didn’t get the fan for 5 days so the room was unbearable during that time. The landlord blamed us for the window breaking, even though we explained that it happened suddenly when we weren’t expecting it at the beginning of the storm, and my friend was harmed by the glass while she was laying in the bed. It was so hot, there was no way to be in the room without opening the window. We closed it as soon as we could but unfortunately, it was too late. Where we come from, windows have to be storm resistant and don’t have thin sharp glass like this, as it is a huge danger. In our country, if a window breaks like this (storm or not) it’s poor manufacturing and negligence on the part of the property owner. The landlord seemed to lack empathy for us and blamed us for his window breaking even though we explained all of the above. He said it’s common sense window glass shatters, not to us! Next you’re going to tell me doors break if you slam them 🙄 I found it incredibly ridiculous that after paying over $2,600 USD for this apartment, he tried to charge us for a $40 window repair after we had medical expenses from the accident. It’s a shame that management is so unkind as it is a nice apartment.

Samotná izba, v ktorej sme bývali bola v poriadku. Horšie to už bolo so spoločnými priestormi. V kuchyni nešla umývačka a málo ukladacieho priestoru mi zťažovalo varenie. Navyše, v kuchyni nie je ani okno (iba malé do stupačky), takže sa výpary nedali vyvetrať. WCko bolo v pohode, kúpeľna tiež (aj ked tu by sa tiež zišlo viac odkladacieho priestoru), sušička tiež nešla, nakoľko bola pokazená. Úprimne, za tú cenu by som si radšej našla bývanie ďalej od centra, ale pre niekoho, kto vyslovene chce bývať v centre, je to dobrá lokalita.

The flat is a good choice for whose who just need a place to sleep. It's location is great, but it's very noisy. Trams and cars are just under the windows. Besides, it's the last floor and it's very hot in the summer. Be careful with the door - it has super lock that may decide not to let you in.

The flat has everything for the life - dishes, furniture, etc., but it doesn't feel like home. Everything is old, linens are terrible, windows are broken. I couldnt stay more than a month

Quick advice: DO NOT RENT THIS FLAT.

The flat is well located, but that's unfortunately the only good point. Our stay has been very unpleasant.
- There was dust all over the place when we arrived.
- So many essential items were missing and were still missing when we left 2 months after even though we asked for several times.
- We had an extra set of keys more than a month after we arrived.
- We had to reach Martin's colleague so many times before we get services.
- Martin was absolutely non-reachable. We sent him a message informing him about the flat's issues in the few days following our arrival and never get an answer. When we finally reach him by phone, we talked to an unplesant and rude man who hung up on us two times. He doesn't care about the tenants. He only cares about profits. That's a shame.
- The furniture was so cheap that 3 beds broke during our stay just by sleeping in them. At a certain point, that was dangerous and we get as an answer a threat to pay for the beds while we were sleeping on the floor for weeks.

We paid 5000$ for such an unplesant stay, please do not make the same mistake.

This is a great shared flat for those needing a private bed and bath without needing private common areas. Located on a busy street in Alameda near the park. This makes it hard to keep the windows open at night if you’re a light sleeper but each room has AC if you need it. The elevator is quite old so I only used it when I checked in and out with my luggage. Stairs have motion activated lights that don’t always detect motion so have your flashlight ready at night. I was room 3 and the bed was a single very firm mattress with a firm pillow. Not my style but might be yours. Very large room with a desk and space to unpack. I recommend double checking with the landlord which shower room is yours if in room 2 or 3 as they are not marked and this caused some confusion while I was there. The landlord was one of the best I’ve encountered in my travels. She was so helpful and accommodating. Very responsive and troubleshooting any questions I had about the flat or the area. She and her husband were on-site one day I was there which was really great. I didn’t stay as long as I’d have hoped due to an uncontrollable AC outage during a heat wave and vacation month (Aug) so it was going to take some time for it to be fixed properly. The landlord was so accommodating to my need to leave for AC and was already working on repairs for next tenant. If I were in need of this type of lodging in the future I’d happily rent. Note: this is not a hotel or private flat. Please remember that as you will hear noise from fellow tenants. Bring earplugs if you need. I also suggest flip flops or similar for walking around the flat and bathrooms. Very clean space but it is public outside your room. This space provides you the basics and If that is all you need then you’ll be happy!

We stayed at the Garajau apartment for 5 weeks in June/July, 2022. Our interaction was mainly with Sylvia who was very sweet and always checked in with us when we saw each other during our stay. We enjoyed spending time getting to know her.
The apartment has a lovely terrace with a view directly out to the Atlantic and the Cristo Rei monument. You can sit at a table and chairs for dining or to work, as well as enjoy lounging in chairs to take in the view and the sun.
The apartment is older and certain areas are in need of upgrading in order to remain competitive with other available units.
The living area is open with a lot of light, sofa, chair, tv(didn’t use), and blue tooth speakers. The internet connection is slow and not conducive to remote work but otherwise functional.
The kitchen is open to the living area, unfortunately, it is not completely functional. The stove top is old and rusted, the microwave is also old and has a very bad odor. I was shocked to see the condition of the cabinets which were not clean with stains that could have easily been removed. There were dirty mugs and cutlery in the cabinets and the drawers. I was unable to cook one meal in the kitchen, including making a good cup of coffee in the morning. The washing machine located beside the kitchen works well along with the drying rack.
There are two nice sized bedrooms with double beds. Linens were provided, each bedroom has a window opening to the terrace area.
There are two hall bathrooms, each older and in need of an upgrade. The walk-in shower is small with a lot of erosion and ugly stuff that just can’t be removed. The 2nd. Bathroom has a tub with a hand-held shower. Do not try to use it hanging from the wall otherwise it may hit you on the head. Also, the tub is very slippery. Be aware, the water pressure is not strong and changes based on what is being used. There was only one bath towel and two hand towels provided, however Sylvia provided an additional set upon request.
If you don’t plan on cooking meals and are looking for a shorter stay then it may be right for you.

Here are a few positive aspects:
- washing machine, dishwasher, toaster, fridge, internet/router are available and o.k.
- for digital nomads: Internet connection was relatively stable, not superfast but 70MBit downstream is enough for most applications. I used MS Teams and several on premise applications without any big trouble.
- TV with Netflix (you need your own account) is available - but who wants to watch TV in Madeira?
- parking lot in the underground car park (outside it's hard to get a parking lot and the terrain is very steep)
- The apartment has a garden and is big enough for 2 adults and 2 children.

And here is the list of negative aspects (from my point of view):
Issues the landlord can change:
- furnishing: very worn couches in the livingroom (don't look underneath the blankets!)
- bathroom furniture is also worn out
- beds: the bed in the parents bedroom is (at its best) 140cm wide and the single beds in the other bedroom are very narrow too (ok for children, but not really for adults). The bed wobbles and gives a cheap impression.
- a broom to clean the terrace is missing
- many of the dishes are broken (mugs, drinking glasses, toothbrush mugs ...) and need urgent replacement
- the barbecue was disgusting, used coal inside and the grills were rusty and dirty (old burnt meat or fish sticked on the grills)
- the apartment was not really cleaned very well. ants in the kitchen, dust and cobwebs on the walls.

Issues the landlord can not change but are also good to know:
- good ear plugs are obligatory - the apartment is very clairaudient
- noise pollution because of yapping dogs, everywhere and every time (day and night)
- squeaky tires and car exhaust because of the adjacent basement garage

summary: This apartment is not good value for money and gives the impression of poorly maintainance.

The flat is good and the room is big. But the window was broken so I was caught with a cold the whole winter. The landlord didn't do anything to fix it. The communication was terrible, when I asked about the window they left me on read for 4 days so I had to insist but they told me it was normal to be sick during the winter... No it's not ! The window didn't close properly and the cold air kept coming inside ! Sometimes they asked me to be home in 1 or 2 hours to welcome every roommate when they arrived, which I did to be nice but is not normal and happened all the time. And when I left, it was sooner than planned so I asked if I could be refunded for the 2 additional weeks but they refused. The shower was also clogged all the time, the interphone didn't work, the floor of the kitchen is dirty but impossible to wash. To sum up, the room is good but the price is high considering these problems and the fact that you have to cross another room to access it.

Pros:
+ Very good location if your aim is the attractions of Funchal.
+ The apartment is clean and recently renovated.
+ Both bedrooms have air conditioning.
+ The internet was working fine (30 Mbps)

Cons:
- Very uncomfortable and small beds.
- Poor soundproofing, so you will be woken up every morning (6/7 AM) by a loud sound from the restaurant downstairs.
- Large kitchen, but the fridge is very small and you can only cook on a small hob and microwave. Very few kitchen equipment and utensils.
- The whole apartment is cheaply furnished, so be prepared for a lot of things to break (be sure to let the hosts know and they will sort it out)

Recommendation: I think this apartment would be good for a single parent with 1/2 children or two friends.

The accommodation was not quite as described. The bench in the living room was very dirty, the "bed" excessively uncomfortable with missing slats. The curtain was torn and let in all the light. There was only hot water for a short shower.
