The apartment is great, wonderful location and spacious. There were some maintenance issues with the place that never got resolved despite multiple requests. Others did get resolved after complaints were made.

It is a quiet place to stay this guest house depends on your vacation purpose. As for me, after long beach surfing life, I took a full rest here.
I just wanna address some of the points, it is nearby the train station, however, the train is coming every 20min, so you have to calculate the commute time. You have the right to request laundry service based on their house rule, however, I found the host adds an additional excuse to do this. Thus, I recommend and make sure to communicate with her clearly. (ask for coins, and go to the laundry store by yourself or request them to do it in advance). I barely see the host or cleaner while staying here, they provide good cleaning service. Luckily I have no other guests while staying on my 3rd floor. Other than that, you can feel free to stay.

The apartment fully corresponds to the photos. It has everything necessary for a short-term stay. It is equidistant from the center of Porto and the ocean (40-50 minutes on foot, 15 minutes by car). For a long-term stay, there are some drawbacks, especially if you plan to spend a lot of time in the apartment, for example, in the case of remote work. There is no air conditioning, and it can get stuffy in the mornings. The internet speed is sufficient for work, but there are no dedicated workspaces in the apartment. There is a small farm nearby, and the bird cries can be quite loud. The mattress in the bedroom is not very comfortable. The kitchen is narrow, which makes it less comfortable. Overall, the apartment is suitable for short-term stays or for a long-term stay if you don't plan to spend a lot of time inside during the day.

The apartment seemed to look nice on initial arrival, and so we thought we’d have no problems, the location is also great. But unfortunately this provided to be a very uncomfortable stay, and led to a lot of frustration and sleepless nights. Firstly, there is no AC in this apartment. I had known this and contacted the landlord to confirm and she comforted me by telling me that there is a big fan above the bed which keeps the room very cool. I thought I’d be fine, being as Madeira doesn’t get ridiculously hot due to it’s geographical position, but oh how I was wrong. The room was always so horrendously hot, it would always be warmer than it was outside and me and my partner could never sleep nor fully just relax in the apartment as it was so uncomfortable. It got to the point of being unbearable where we had to buy ourselves an extra fan to try mitigate the terrible heat that this apartment trapped in- it was cooler outside than it was inside all the time. We would often be covered in sweat, and eventually, the heat became so bad we started spending some nights at my partners parents house in Madeira. This apartment was a burden to us and to them…disgraceful.
Secondly, the natural light was such a big issue for me. I could never have one sleep where my body wouldn’t be disturbed by the natural light, so I never was able to have one night of continuous sleep here (+ the heat as explained above). As the landlord likely wanted to keep costs down for them, instead of thinking about the basic needs of their tenants, as well as no AC, there were no fitted blackout curtains. Just two blinds that were set so far from the window all the light managed to enter from the gapping sides, and a flimsy, sheer white curtain which was set in front of the large glass double door that led to the small terrace, so so much light just poured in as soon as the sun rose at 6am. Furthermore, the blind had been poorly fitted and if we went to just open the window to try lessen the boiling hot apartment, the blind would fall and every time we would have to fix it. It became a nuisance. We had to take matters into our hands again, by using a blind that they had hidden behind a cabinet and draping it over that curtain pole. It didn’t do much but we had to try something.
Thirdly, the hot water. When we went to have a shower, obviously one would want to take a lukewarm shower, not an ice cold one for 30 mins to wash their hair, or shave etc. The hot water just ran out after 30mins leaving me or my partner, to have to have a cold shower. So we had to start taking shorter showers, when we had been at the beach or out all day and just had wanted to come back to a relaxing shower. That was not an option at this shit show of an apartment!
Finally, the landlords attitude when faced with having to take care of their tenants. It was awful. On my last night, our keys had been left in the apartment and the door had been shut and locked itself (as it locks automatically) as we went for dinner with my partners parents at around 9pm-10pm. We realised as we left the apartment building neither of us had the key, and so we called Lucia the landlord. She was talking over me as I was trying to politely explain what happened, but I gave her the benefit of the doubt and blamed it on poor connection as she isn’t even in Madeira she is in South Africa, so no where near to properly assist to her tenants if need be. However when she did eventually listen to my problem, I was met with such a rude and, dare I say, bitchy tone, as she said she won’t do anything about it, regardless of the fact we had a flight the next morning at 7am, as the other woman who also assumed responsibility of the apartment and lives in Madeira, was asleep and she reused to wake her and said we’d just have to miss our flight as there is nothing she would do about it. After my polite plead for help, my partner had to use a more firm tone with her, in which she finally agreed to call the other woman to give us the spare set of keys she had. So we drove there, got them, and all was sorted- however, again lack of concern for tenants was apparent as they had not left any spare keys anywhere near the apartment.
So this whole stay was just not a peaceful experience, it was so problematic. From the hot temperature due to no AC, the flooding in of natural light at 6am due to poor efforts to install proper blackouts, to sleepless nights, and the rude/ unprofessional attitude of the main tenant Lucia…I would 100% never stay here again. I should note the apartment building itself had maggots just running around on the ground floor, and there was a crushed dead one on the elevator door- think it sums up the stay pretty well. Thanks.

Thanks for your comments and feedback. A few things were out of my control eg the uncharacteristic heat wave in Madeira that broke new temperature records. An aircon has not been needed in the past due to the normally moderate climate, but we will look at investing in this in the future. The unusually high temperatures probably also contributed to the maggots you saw, as the block is always kept in a very clean state. I will bring this up with the body corporate though.
I apologize if I was abrupt in the middle of the night, but I was caught off gaurd. We now have procedures in place if this happens again in the future.

First time using Flatio and will not use again. Will stick with Airbnb and other reputable sites when booking in the future. The entire experience was less than satisfactory. There were challenges with booking because the rate, dates, and website were inaccurate. The initial apartment that we booked ended up being very dark and uncomfortable. To the host’s credit, they were able to move us to a different location. The second apartment was better but still not great. Weird electricity situation with the keys in that we had to put the key into a switch to have power, which made it difficult for the two of us to ever be apart. When we asked if we could have a second set, the host said no. Other issues included a broken ceiling fan that the host didn’t repair even though we were there for 3 weeks, a leaky refrigerator and water heater, pillows so thin that we went and bought our own, cockroaches in the kitchen, only one towel each, etc. The location is great and we still enjoyed our time in Malaga, but we would not recommend Flatio or Malaga Planners.

It's more of a room than an apartment because it shares a corridor with other apartments. There were holes in the walls, cobwebs on the walls, the wooden bed was covered in dust, the washbasin was clogged, the extractor fan in the bathroom did not work. In this room, the hood in the kitchen was not carried out properly because of this, all the smells of cooking were heard in the common corridor. Also, just be prepared that the owner can kick you out any day because his friends came to him, and they need to be settled there.

A lot of problems with the housing utilities like the hot water not working on several occasions. The landlord also refused to give me my deposit back at the end so Flatio had to step in. Overall I would not recommend anyone to family or friends.

Overall, the accommodation is not bad, spacious, in a more or less decent location, but...
It is way overpriced. If you plan to stay for more than 1 month, it's better to look for other options. 28 (34) thousand CZK for this apartment is excessive, considering it's on the first floor, the location, and other points. For this money, you can rent a much better place. In my opinion, the optimal price should not exceed 20k CZK per month.
The internet is quite slow (up to 50mb). Watching movies in 1080HD and performing regular work tasks, video calls are slow and of poor quality.
There are many insects (ants, etc.), especially noticeable in early spring, as they crawl in from the street because the apartment is on the first floor.
The bedroom window is right next to the entrance door to the building, so you can constantly hear it opening/closing, conversations, and noise.
The bedroom is small, but this can be seen in the photos.
Overall, the living experience is not bad, the hosts are nice and live in the apartment across the hall, but the pricing issue is quite unpleasant. Moreover, read the contract carefully - if you cancel the apartment for any reason earlier, you will be obliged to return the difference, proportionate to the discount you received when booking. We booked for half a year since we planned to live that long or even longer. But due to certain circumstances, we had to move out earlier, on the 3rd month, and return an additional 18k CZK to the owner. It was quite an unpleasant experience, as the apartment ended up costing about 34 thousand CZK per month or 102,000 CZK for 3 months. Is it worth it? Absolutely not.
Be cautious and learn from others' mistakes :)

The apartment is good in general, you will have all the necessary furniture, even towels and bed sheets, however everything is dirty, even the sofa. There were some dirty clothes in the sofa, that I gave the owner the next day. We used to wash the sofa by ourselves. When I told the owner about this, he promised to call cleaning, but didn’t do it. After few days I asked him again about cleaning and he finally called cleaning few more days later. Anyway, we already did cleaning by ourselves, even washed the sofa.
The stove was not working, owner fixed it on the second day. Light in the fridge was not working, owner promised to bring the new lamp, but didn’t do that. TV remote didn’t work, I told the owner about that, but he didn’t solve this problem.
And the most disturbing thing is computer chair, it was unbelievably old and dirty. It wasn’t represented on the photos on the Flatio.
The apparent is good, but not prepared for guests.

- the neighbors did not make any noise
- all issues due to flatio have been resolved
- very fast internet
Of the cons:
- it was dirty and cold when we arived (this was compensated by an additional day of stay)
- washing machine on the first floor
- there is a gas cylinder (but I think it is dangerous in the apartment)
- unreliable lock in the entrance door
- in the winter, if you rent and it would be warm, then investing in 25% is unrealistic. Because the heating is electric.

In general, I recommend renting the apartment in the warm season.

The flat is in a good location and fair for the price. The issues with renting here is the lanlord, Michal Jaros. He made us wait for 4 hours after our agreed upon move in time to move into the flat. The flat was dirty with food left in the cupboards. At first he was nice and helpful, but as time went on he started to not show up when problems occurred, such as the heating not working and loss of hot water. He got quite rude with us when we asked him to stop canceling to come. Towards the end of our stay (last 2 months) he started to show up at random times unannounced. These are only a few of the issues Michal has caused. After he checked the flat and told us all was ok the last day, he accused us of damages we did not cause and demanded an absurd amount of money. His messages were quite rude and harassing. Luckily the Flatio legal team supported us in this issue. Overall the flat is ok, but Michal makes this place a flat we cannot recommend.

The flat is advertised to be equipped for 4 people, but it's truly equipped only for a couple. We booked this flat with my friend after reading it was equipped for 4 people and that it has an office that can be used as a single room, only to find out the flat is only equipped for a couple. We are friends, so we needed the separate bed and the separate room. Result: One of us had to sleep in a sofa for weeks (it's a standard sofa, not a sofa bed). The mat in the office is not suitable to sleep. When we asked for the additional set of bedsheets (for the sofa) we were asked to pay additional EUR 50. After a few exchanges of messages with Flatio it was clear this fee wasn't applicable but then we were asked (in an unfortunate tone) to leave the bedsheets washed and ironed on the day of our checkup (or pay EUR50). We left the flat clean and the bedsheets washed as demanded but it added some stress and unpleasant experiences to our visit.

Dealing with Luis Sancho was a bad experience for me. I won't tell what kind of person he is because, I think, he behaves differently with different persons. I will tell what happen so you decide what to expect from Luis Sancho.
* The first day (handover of the apartment) He didn´t know what Flatio Platform advise to do like fill and sign the Handover Certificate, and was very upset to do it.
* He didn´t know where his apartment's water and electricity meters were and how to download the Handover Certificate.
* He was aware that due to his lack of knowledge the completion of the Handover Certificate was delayed. He also did know that I've had payed the first rent thru Flatio's Platform 45 days before that day. Even so, he pressure me to notify Flatio to immediately transfer the money for the first rent to his bank account.
* He told us: "You are already living in my apartment and you haven't transfer any money to my bank account."
* He also said "I can't wait for these 3 months to pass, to see you out of my apartment."

* Near the end of the contract, I requested him to takeover the apartment 3 days before the last day of the contract. He asked for an appointment to check the apartment before the actual date of the handover, but he didn't show up.
* When he showed up for the handover appointment, from the moment he walked in, he expressed himself about me in a very derogatory way. He said the word "shit" at least 3 times. * Knowing that I had to take a train in an hour, he asked me to pay him in that moment 200 € in cash (170 € for a new head board of the bed + 30 € for the cleaning). he told me he won't let me go until I pay that to him.
* The head board of the bed had only loose one screw and the lining on the back tore
about 1 cm.
* He also blamed me about a floor trim that detached and that rose about 1 cm high.
* He complain about the cleaning and about some things that were out of place:
* He left the apartment very upset. Then, I don't know why, he came back.
* I lost the train but stay and fix the two minor damages (Headboard of the bed and floor trim), put all things in its place, swept and mop the floor, etc. until the apartment WAS AS CLEAN AS HE HANDOVER TO ME.
* In the afternoon, that same day, I texted Luis Sancho thru flatio and to his cell phone and also called him asking for an appointment for him to takeover the apartment. He didn't answer me or showed up for the appointment. After the appointment time, he sent a message to Flatio but didn't told me anything related to re-schedule the appointment.
* That same day I tried to re-schedule the appointment but he repeated the same behavior; He didn't went to the appointment, waited after the time of the appointment to sent me wrote a message that said nothing of an appointment to takeover the apartment.
* That last message he sent to me, thru Flatio, was a long list of complains describing how I gave the apartment to him. The reality is that I didn't gave the apartment that day and when I have the apartment, like he wanted it to be, he decided not to showed up to take it over from me.
* He also create an amendment at Flatio platform charging me 100 € (50 € for the cleaning and 50 € for two days for an extra bed and lining). I left the apartment as clean as I receive it and there was no extra person on those dates. That amendment doesn´t apply. He didn't knew that an amendment is an agreement between the parts and that lessor can't create it unilaterally.

* In that message he mentioned that I deteriorate his apartment.
* My opinion is that the apartment had old furniture and equipment that is made from plastic and that had being under water (toilet part) and under the sun and rain (chairs, table, etc on the terrace) and they had become brittle and crumbling. So, with the normal and adequate use, from one moment to the other, they break or stop working fine.
* That happen to me with the toilet part, it stopped sealing the passage of water from the tank to he bowl (the plumber explain that to me and I read it on the reviews of that part of the toilet).
* Surely it would happen to the next guest with another furniture or part.
* He also mentioned that a disproportionate use of the electricity but I never get over the limit stablished by Flatio. He suggested I have to use the same as a neighbour, probably, that neighbour eats and stays outside he's home most of the day.

* He wrote "Confirm me the amendment, and we end with this nightmare."
* In fact it's a nightmare to deal with a man that acted that great scene to take advantage of the fact that I was alone and that I didn't want to loose the train. All to take more money from me. Even when I left the apartment like he wanted he insisted to charge me for something I'd already done (cleaning) and services I didn't used (2 days of extra bed).-

I Gave the apartment AS CLEAN AS I RECEIVE IT.
* The head board of the bed had only loose one screw and the lining at the back tore about 1 cm. THAT SAME DAY I FIXED IT.
* The floor trim that detached and that rose about 1 cm. THAT SAME DAY I FIXED IT.
-Since I received the apartment that floor trim had glue stains all along it's edge. That proves that it had being glued before and, while I was living there, it detached.
-Since I received the apartment the floor of the apartment was, in general, already ruined. It was stained, scratched, scraped off, etc.
- Also, under the dining room table, there's floor of two different types and colors.
* The cleaning
- That day I didn't mop the floor. I DID IT while he was there complaining. Then I HAD SWEPT AND MOPPED 2 MORE TIMES.
- I forgot to throw away 2 boxes an 3 bottles from the refrigerator. I DID IT while he was there complaining
* I LEFT the apartment as CLEAN AS I RECEIVE IT.
* It can be said that I left it cleaner because while I lived there I clean all the dirt that was accumulated for years in the kitchen (the grease on the top of the refrigerator and cabinet and inside the oven) and mold in the shower. Fixed the shower door that had loosed screws.
* The things that were out of place:
- I put the table on the living room as a coffee table and not as an end table. THAT SAME DAY I PUT that table as a END TABLE .
- Washed linens and hang them on the gazebo (made of strong metal) to dry in the sun. THAT SAME DAY I waited until the BED LINENS were dry, FOLDED and put them in the CLOSET.
- Dishes on the dish drainer. THAT SAME DAY I DRIED AND PUT them ON THE GABINETS.
- Plastic bag with cleaning stuff for him to check if he wants them. THAT SAME DAY I THROW IT AWAY.
- Carton box, for him to check, with stuff that were in the apartment when I received it (almost expired food and shabby pans). THAT SAME DAY I RETURNED THEM TO THE KITCHEN CABINETS.
* I LEFT the apartment as ORGANIZED AS I RECEIVE IT.

* I left the textile part of the gazebo on it, not in the bedroom closet, I needed the space. I installed them properly once but the wind was so strong that the gazebo nearly take off, was very dangerous. Luis Sancho should have warned me of the danger, the metal structure is not fixed to the floor.

* A crack of about 2 cm. long in the outdoor chair. I only used those chairs for it's purpose, to sit down. Those outdoor chairs are made from plastic, had being under the sun and the rain for at least 7 years (There's 2016 pictures of the apartment on the internet). Now they don't even have their cushions (they are very uncomfortable). Beside that, the wind is so strong that it moves the chairs all around and they collide between them and hit the walls.
* Toilet part the plumber told me it was not my fault.
